We've replaced the traditional high-cost, full-time employee model with tailored solutions that fit your specific needs. For all hourly projects, offers will be presented with an estimated number of hours and a price ceiling that will not be exceeded, ensuring transparency and fairness.

Below is our pricing structure. For any services listed as 'Custom Proposal,' we will provide a detailed quote following our initial complimentary consultation.

Property Bookkeeping

Accrual - Full Balance Sheet

  • Starting at $15/unit per month for the first 250 units
  • Volume pricing available for portfolios over 250 units

Cash Basis - Property Level

  • Starting at $11/unit per month for the first 250 units
  • Volume pricing available for portfolios over 250 units

Understanding Our Pricing

Pricing is based on full-cycle accounting with tax-ready Balance sheets prepared for your CPA firm. 

Pricing varies based on the following:

  • Portfolio composition: Base pricing assumes an average property size of 50 units. Portfolios with higher average units per property require less work and will be priced accordingly.
  • Scope of work: Our pricing reflects full-cycle accounting including complete Balance Sheet reconciliation and tax-ready financials. Clients that require only property-level cash basis trust accounting (no Balance Sheet work) will receive adjusted rates.
  • Transaction volume: Property activity levels and complexity
  • Systems & processes: Current state of your accounting infrastructure

 This ensures you pay for the actual work required-not an arbitrary per-unit rate that may over or under charge based on your specific situation. Contact us for a customized quote.

Fractional Controlling:

  • Packages start at $1,500 per month
  • Real estate controller experience when you need it. We bring the strategic oversight and systems expertise that separate scaling firms from stuck ones—without the six-figure commitment.

Utility Onboarding and Maintenance:

$1.75/unit per month

Onboarding, cleanup, and ongoing maintenance related to utility setup and payments.
